The place is painted, has an open floor kitchen/living room plan, is really sunny, has a laundry room with a working dryer and washer. It also has a dishwasher in the kitchen. My lease is up in November, so whomever takes the place would have to be willing to assume the remainder of the lease as of August 1st, responsibility for the total rent, and the tenant downstairs, who is a wonderful young woman. I don't want her kicked out, because she just moved in in April.

The neighborhood is very close to downtown, to NAIT, to Grant MacEwan College. There is a soccer field across the street and a polish bakery/deli on the corner. It is ideal for a couple, or a small family.
